PET POLICY (Effective 12/02/2012)
A. Screening/Registration
Pet caregivers must complete a Pet Application Package (PAP) and must be an owner occupied unit (renters are not allowed to have pets). The PAP must be approved before the pet is allowed in any unit. A PAP must include a photograph of the pet, breed, breeder or purchase location, proof of purchase, date of vaccines, license, unit, projected date of pet occupancy, and the breed's basic information
B. Insurance
Appropriate condo/renters insurance must be presented and recorded annually with Parker Village Condominium Trust (PVCT). Pet caregivers shall indemnify the association and hold it harmless against loss or liability of any kind arising-from their pet(s).
C. Security Deposit
Prior to the acceptance of any pet a "security deposit" of $300.00 must be collected from the unit owner and recorded The deposit is fully refundable, less any fines and/or damages assessed, at the passing of the dog.
D. Fines/Damages
If fines or damages are assessed by the Board, the amount will deducted by the Board from the dog security deposit and upon notice to the unit owner, the dog security deposit shall be replenished to the full amount of $300. Any common area damage is the monetary responsibility of the pet owner in full.
E. Leash Law
Pets must be kept on leashes and attended by a responsible person. Pets are not allowed to roam
freely in or around PV property. Leashes are not allowed to be tied to railings, fence posts, or any kind of stationary object.
F. Waste
All owners are responsible for disposal and dean up of their own trash and keeping common areas clean. Therefore owners must take full responsibility for immediate clean-up of any waste created by the pet and dispose of it in a suitable trash receptacle.
G. Noise Policy
Pets unprovoked can not make noise continuously-for a period of 30 minutes.
H. Restrictions
Pets shall not be kept, bred or used for any commercial purposes
Dogs must not jump on residents
Dog doors are not allowed, and must not be Installed
One permanent dog per unit
Dogs must not exceed 40 lbs. maximum
Dogs must be obedient to owner at all times
I. Fines
If anyone does not obey the above roles, there will be a $2S fine for each instance.
